THE PROJECT
The Brief
Dan & Katie had owned this Kingston property for over 10 years, with a long-held dream of turning it into a beautiful UK family home for themselves and their three children. The house wasn’t Victorian and hadn’t been refurbished for decades — and with the family living overseas, the project needed to be handled as a real partnership they could trust.
After a decade of things ‘getting in the way’ — and the property being rented out — they asked us to carry out an extensive remodel and create something special for the family to return to.
BACKGROUND
The Challenge
With Dan & Katie living in the United Arab Emirates, every decision had to be made remotely. Communication ran through our BBS Owner Site and had to work around time differences — and the whole project had to be finished within a hard 10-month deadline set by the clients, timed to their return to the UK.
Alongside cost, they needed confidence they were choosing a team that could deliver quality work with honesty, transparency and no nasty surprises — and had the supplier network and experience to keep a complex, whole-house renovation moving, even during a challenging period for the wider building industry.

After ten years as a rental, the house was tired and dated throughout — a solid property, but a long way from the family home Dan & Katie had always pictured.
OUR APPROACH
Bradley’s Solution
We planned a part single-, part double-storey rear extension, a loft conversion and a full renovation of the entire property — with progress, decisions and approvals managed remotely through the BBS Owner Site so the family could stay fully involved from overseas.
The Build
Over a gruelling 10 months, the team delivered the full scope — extensions, loft conversion and whole-house renovation — with progress kept clear day-to-day despite the family only being able to visit a handful of times. Partway through, the scope also evolved to include an extra garden office that Dan was keen to add.
The Finished Results
The tired rental has been transformed into the family home Dan & Katie had dreamt about for a decade, ready and waiting on their return to the UK — complete with a garden office. In the video, they describe the finished house as “done to perfection”, and say they “couldn’t be happier” with both the result and the pride the team took in every last detail.
OUTCOME
The Results
For Dan & Katie, the project turned a ten-year dream into a finished reality: a full remodel — including rear extensions, a loft conversion and a whole-house refurbishment — completed within their client-set 10‑month deadline, despite the family living overseas in the UAE. With clear, day-to-day communication and transparent decision-making throughout, the scope was delivered without nasty surprises, and even evolved to include an extra garden office along the way — leaving them genuinely proud of the finished home and excited to return to it.
