THE PROJECT
The Brief
Our clients instructed us to carry out extensive works to their charming cottage close to the river bank in tranquil Thames Ditton: a single-storey side/rear extension, a box-dormer loft conversion and a complete renovation of the entire existing property.
BACKGROUND
The Challenge
Shortly after excavations for the extension began, we discovered a maze of communal drain runs beneath the footprint. The foundation plan designed by the clients’ architect was not fit for purpose, and the project came to a grinding halt.

OUR APPROACH
Bradley’s Solution
Our experienced engineering team re-designed the scheme using strategically placed concrete pad foundations coupled with a steel ‘ring beam’ encased in structural concrete — bridging the drains below and providing a solid structure for the footprint of the build.
The Build
With the drainage disaster averted, the build got back on track: the side/rear extension, box-dormer loft conversion and whole-property renovation all continued through to a timely completion.
The Finished Results
Our clients are thrilled with the outcome and loving their new home.

The Results
The outcome was the best kind of problem solved: the foundation crisis was redesigned and resolved in-house without abandoning the overall vision, allowing the extension, loft conversion and full renovation to run through to a timely completion — and leaving the couple genuinely thrilled with their new riverside home.
