Celebrating 40+ Years of Bradley Building Services: 1985 – 2026

Choosing a construction company is one of the most important decisions you’ll make when planning a major home improvement project. Whether you’re extending your home, undertaking a substantial renovation or building a new property, the right contractor can make a significant difference to the finished work and how smoothly the project progresses.
London projects can involve access restrictions, neighbouring properties, planning requirements and older buildings. Before appointing a contractor, look beyond the initial quotation. Here are seven areas to consider.
A contractor specialising in small repairs may not be the right choice for a major extension or whole-house renovation. Look for relevant experience in projects similar in scale, complexity and type to your own. Ask to see completed extensions, structural alterations, renovations and new homes. Photographs demonstrate finishes, but a good case study should also explain the scope of work and challenges involved. Bradley Building Services has undertaken residential construction work across London and Surrey since 1985. Explore our completed projects.
Ask what insurance and professional credentials are appropriate for your project. Request evidence of public liability and employers’ liability insurance where applicable, and verify any claimed trade memberships independently. Establish who is responsible for specialist work and how subcontractors are managed. References from previous customers can help you assess communication, site management and workmanship.
Look beyond a single review or photograph. Compare the scale and complexity of completed work with your own plans, and ask previous customers whether the scope was clear, how changes and additional costs were handled, and how the contractor resolved problems. The following three BBS residential projects provide examples of completed work to explore.
Ask who will manage the project on site, who will be your main point of contact and how progress, decisions and changes will be communicated. If you are working with an architect or structural engineer, establish how the construction company will coordinate with the design team. Find out more about working with BBS as an architect.
A programme should explain the sequence of work, major milestones and dependencies. For a substantial extension or renovation, it may need to account for structural work, inspections, material lead times and specialist installations. Ask when work could realistically begin, what must happen first and how unexpected issues or delays would be managed.
Two contractors may quote different amounts because they have included different materials, specifications, allowances or responsibilities. Review the scope, exclusions, provisional sums, payment stages and arrangements for approving variations. Where possible, obtain quotations against the same drawings and specification. Make sure you understand what is included and what remains uncertain before signing.
Have you completed similar projects? Can I see references? Who manages the site? How will you work with my architect or engineer? What is excluded from the quotation? How are variations, delays and additional costs handled? What insurance, warranties and contractual arrangements apply? Clear answers will help you compare contractors on more than price.
Choosing a construction company involves more than comparing prices or looking at photographs. Relevant experience, clear quotations, communication, realistic planning and evidence of completed work all matter.
